The 3,500-square-foot gambrel-style residence spans three levels and includes four bedrooms, four baths, and a bonus room, all designed to capture sweeping bay views.
Fans immediately recognized the home’s original wood-clad interiors from her social videos, though the brown-toned paneling didn’t survive long. Frankel later revealed in a clip that she “gutted about 85 percent” of the house, bleaching and painting the wood for a brighter, beachy aesthetic. She refreshed the open kitchen with new marble countertops and neutral cabinetry and transformed the loft into a laid-back “beach house girl den” that doubles as a guest suite.
The layout includes a main-level guest wing, a lower level with a walkout bedroom, full bath, wine cellar, laundry room, and media room, and an upper level with a lounge, dining space, and a kitchen anchored by a wood-burning fireplace. Outdoors, multiple decks overlook Shinnecock Bay, while a 20-by-40-foot waterside pool and private path to the bay offer kayaking and paddleboarding right at home. Since settling in, the property has become a frequent backdrop in her viral TikTok content.

The 1,280-square-foot residence delivers quintessential Miami Beach living, with a flow-through floor plan, impact windows, and balconies off both the main living space and the primary bedroom showcasing sunrise-to-sunset views.
Before moving in, Frankel—true to her renovation instincts—updated the flooring, installed artwork, and overhauled the bathroom, documenting the process in a December 2024 walkthrough. The sleek kitchen features new Sub-Zero and Wolf appliances, an island, and a crisp, white palette that complements the beach setting. Residents of the building enjoy an oceanfront infinity pool, hot tub, fitness center, theater and party rooms, and valet parking.

Upper West Side

After years of living downtown, she opted for the UWS’s neighborhood charm, access to shops and restaurants, and proximity to TV studios, Forbes reported at the time.
The apartment—part of a building that recently underwent a thoughtful gut renovation—combines restored architectural details like moldings and herringbone floors with a fresh, modern finish. While the exact purchase price hasn’t been publicized, a comparable unit sold earlier that year for $1.975 million, offering a likely valuation. Frankel debuted the new space on Instagram following her split from Paul Bernon.

Built in 2022, the nearly 5,500-square-foot residence is all glossy white surfaces, soaring ceilings, and boxy modern lines. It last sold in 2023 for $4.2 million but had been sitting on the market at $5.5 million; Frankel reportedly negotiated a steep discount and paid cash.
Inside, each of the five bedrooms includes an ensuite bath. The showpiece kitchen—complete with Wolf and Gaggenau appliances and dramatic white stone countertops—is tailor-made for the TikTok content she frequently films. The home also includes a private office, club room, and an expansive primary suite with dual closets, a spa-style bath, and a balcony overlooking the backyard.
Outside, the 9,000-square-foot lot features a pool, patio, lawn, and tall hedges for privacy. Frankel has spoken openly about how transformative the move has been, calling her first night in the home “exquisite” and crediting the relocation to Florida largely to wanting a happier lifestyle for her daughter.
