    Could The Hills of Kingswood be Collin County’s “Map of the Stars”?

    When Jerry Mooty, CEO and Principal of Christie’s International Real Estate @properties Lone Star, mentioned new homes going up in the Hills of Kingswood during a Dallas Dirt podcast, we nodded and agreed that the growth in Frisco was phenomenal. When he said several Dallas Cowboys are building homes there and some construction is upwards of 30,000 square feet, we stopped nodding and started taking notes. I’ll be honest, I thought he meant home square footage, but either way, that’s a lot.

    We’ve covered the Hills of Kingswood for almost a decade now, since the 333-acre development was first developed. And over the years, we’ve seen a few magnificent homes in the Hills of Kingswood pop onto the market, but it seems like this private, gated community is really gaining steam as THE neighborhood to be for athletes.

    Remember, it’s got easy access to PGA of America headquarters, located in a mixed-use complex of golfing, dining, shopping, and hospitality, and the Dallas Cowboys world headquarters at the Star, a 91-acre campus with a private social club, restaurants, and hotel.

    Oh, there’s more. It’s also near Comerica Center, formerly known as the Dr Pepper Center — a multi-purpose sports and entertainment arena that is home to the NBA G League’s Texas Legends and the Indoor Football League’s Frisco Fighters, as well as the executive offices and practice facility for the Dallas Stars. Plus, Frisco’s got the Minor League Frisco Roughriders at the Dr Pepper Ballpark, Major League Soccer’s FC Dallas at Toyota Stadium, and the National Soccer Hall of Fame.

    Maybe it’s always been the secret haven for Dallas’s most athletically gifted, and we’re just taking stock now that there’s more inventory and the Hills of Kingswood have beautifully matured into a bustling community.

    In the Hills of Kingswood, there’s a residential phase for everybody from PGA golfer to Supermax basketball All-Star. (Too soon?)

    Mansion Global names Cowboys cornerback Trevon Diggs, former running back Ezekiel Elliott, and former baseball player Torii Hunter as residents of the Hills of Kingswood. The June 2025 article says PGA Tour star Scottie Scheffler lives there, too, though we know he has a Ranch-style home in Devonshire.

    The Hills of Kingswood has five total phases, each with distinctive traits:
    Phase 1: Estate & Mansion Lots
    Phase 2: Manor & Chateau Lots
    Phase 3: Mansion Lots
    Phase 4:  Chateau Lots – Grand Homes
    Phase 5: Estate Lots overlooking the green space

    Hills of Kingswood

    The Estate Lots: Typically measuring 150 feet wide by 250 feet deep, these homesites average over 39,500 square feet. Each one offers real topography, dense native trees, and exceptional privacy thanks to adjacency to Corps of Engineers land around Lake Lewisville — ensuring protected views and a true estate feel.

    The Mansion Lots: Set along curved streets with views of rolling terrain, these homesites average 125 feet wide by 150 feet deep — about 20,550 square feet. Many back to a wooded greenbelt, offering natural beauty and added privacy in one of the most scenic areas of The Hills of Kingswood.

    The Manor lots: Only 13 fortunate homeowners have the opportunity to build their home on a Manor lot. With views of the surrounding natural beauty, these homesites are an average of 13,500 square feet. Most Manor homesites are approximately 90 feet wide by 130 feet deep.

    The Chateau Lots: Designed for privacy and hillside views, these homesites measure about 70 feet wide by 125 to 130 feet deep, averaging 10,250 square feet. Homes must be at least 2,800 square feet, and all designs are reviewed by the Architectural Control Committee to maintain high standards and architectural harmony. (If it’s anything like the Architectural Standards book at The Fields Frisco, I bet it’s bound and thick.)

    Stuff athletes would like

    A theater room with tiered rows of seating, state-of-the-art sound, LED lighting, a starry ceiling, and soundproofing-wrapped walls. A five-car garage with HVAC in the two-car, perfect for gym, golf simulator, or one of your five cars.

    Dallas Cowboys defensive end Sam Williams offered a tour of his Hills of Kingswood home with listing agent Will Koberg in this TikTok video. Koberg hopes to hand off this luxe home to another high-profile athlete, Cooper Flagg — the Dallas Mavericks’ No. 1 draft selection.

    It’s got a garage that doubles as a showcase — your prized McLaren will be fully visible from the front of the home (though I think that’s a new Ford Bronco) and a private basketball half-court (if you can ignore your kids jumping on the in-ground trampoline behind you).

    The drama of this house. It doesn’t look like all the other modern transitionals. Plus it’s got a safe room built into the foundation slab, and a standby generator to ensure you’re not the one on the block that’s in the dark.

    Josh Noskin of Douglas Elliman Real Estate has listed 3686 Balfour Ct. for $5.575 million.


    3493 Midwick

    5 bedrooms, 5.5 baths
    8,864 square feet
    0.37-acre lot
    Garage for 4 cars

    Methinks an athlete already loved this house, or at least a well-dressed bachelor with a few fast cars. It’s got a secret room, a putting green, a gameroom with full wet bar, and the cars greet you at the door.

    Eric Narosov of Allie Beth Allman and Associates has listed 3493 Midwick Dr. — which is pending contract — for $5.65 million.
