For decades, Marin County has been a natural place for celebrities with Bay Area roots to plant their flag after they’ve made a fortune.
Marin has spectacular weather, beaches, redwood forests, Mount Tamalpais, easy access to San Francisco and some of the most beautiful residential real estate in America. And if you’re a rich celebrity who already considers Northern California home, why wouldn’t you buy yourself a beautiful, secluded house surrounded by redwoods, mountains and open space?
The list of famous people with deep Bay Area connections who have called Marin home is pretty remarkable. Huey Lewis grew up in Marin and formed Huey Lewis and the News there. Sammy Hagar has lived in Mill Valley since the 1970s. Carlos Santana, whose career was born in San Francisco, owned a home in Tiburon for years. George Lucas built his legendary Skywalker Ranch in Marin and lived nearby in San Anselmo.
And then there’s Metallica. After becoming one of the biggest bands in the world, Lars Ulrich and James Hetfield both made Marin home for years. The band’s headquarters and recording studio are still based in San Rafael. For musicians whose lives and careers were built around the Bay Area, settling in Marin after becoming enormously rich didn’t feel unusual at all. It almost felt inevitable.
Even the latest celebrity rumor fits the pattern. Oakland native Zendaya and her husband, Tom Holland, have been spotted repeatedly around Marin in recent weeks amid rumors they’ve purchased a home in Tiburon.
What’s always been a little more interesting is when a major celebrity whose own life and career have no obvious connection to the Bay Area suddenly starts spending a lot of time in Marin. Sean Penn and Robin Wright moved north in the late 1990s after deciding they didn’t want to raise their children in Los Angeles. Robert Redford maintained a home in Tiburon while also spending substantial time in Utah.
And now we may be able to add one of the most famous people on the planet to that list.
There is one important connection: Gaga’s fiancé, Michael Polansky, grew up in Marin and has owned a home in Mill Valley. So if Gaga really has begun putting down roots in Northern California, she wouldn’t exactly be choosing Marin at random. She’d essentially be following her fiancé home.
For more than a year, rumors have circulated around Marin that Gaga and Polansky are much more than occasional visitors. They’ve been spotted repeatedly around the county, and locals have described their presence as something of an open secret. The couple recently welcomed their first child, which has only added fuel to speculation that they may be establishing a quieter family base away from Los Angeles.
No one has been able to officially confirm their permanent residential status, but a number of internet sleuths have made it their mission to find the exact home. And a bunch of these TikTok sleuths have zeroed in on one specific property: an extraordinary five-acre estate in the tiny town of Ross with a nearly 18,000-square-foot main house, a pool house, a caretaker’s residence and a detached art studio. This house was listed for sale in 2019 for… $85 million.
We know this house very well.
Where The Rumors Started
In June 2025, the San Francisco Standard decided to investigate a rumor that had apparently become widespread around Marin: Lady Gaga was living there. The newspaper spoke with employees at the Marin Country Mart who said they had seen Gaga and Polansky frequently. Some believed the couple lived in Ross, while others thought Mill Valley. One person described their local residency as an “open secret.”
Then the investigation turned to a particular mansion. The Standard deliberately did not publish its address, but its description was remarkably specific.
The mystery estate sits on more than five acres in Ross, has a main residence larger than 17,000 square feet, a poolhouse, a separate caretaker’s residence, a rustic-modern beige stone exterior, and had previously been offered for sale before later being removed from the market. Most intriguingly, it had recently received approval for a detached 728-square-foot art studio.
When you add those details up — 17,000+ square feet, five acres, a 728-square-foot art studio — one mansion in Ross matches the description almost too perfectly.
The $85 Million Ross Mansion
Back in 2019, a sprawling estate on Glenwood Avenue in Ross hit the market with an $85 million listing price. At the time, $85 million was an almost absurd asking price for Marin County. A sale anywhere close to that level would have obliterated the local record. So why could it have potentially asked for such an absurd record-smashing price? Well, here’s what you need to know about this property:
The estate features nine bedrooms, 14 bathrooms, multiple fireplaces, enormous entertaining spaces, a swimming pool, tennis court, bocce court, labyrinth and manicured grounds filled with mature oak and magnolia trees. Ross Creek even runs through the property. Most notably, for Gaga sleuths, this Glenwood estate:
- Sits on 5.08 acres
- Main residence spans nearly 18,000 square feet
- Has a detached 728-square-foot art studio
Town of Ross planning records show that the owners of the Glenwood Estate applied for permission to build a detached 728-square-foot art studio, along with a pond, bridge, deck and shade structure. That’s an awfully specific coincidence. Here’s a video tour of the Glenwood estate from the 2019 listing:
Does Gaga Own This Mansion?
At first glance, the case for Lady Gaga owning this particular estate feels surprisingly strong.
The physical description matches. The location matches. The bizarrely specific 728-square-foot art studio matches. Gaga and Michael Polansky have been repeatedly spotted around Marin. Polansky grew up there. And the mansion was publicly offered for sale before disappearing from the market. It’s also the perfect mansion for a massive celebrity looking for the utmost privacy and luxury while also living in one of the best neighborhoods in the country.
Unfortunately, once you start digging into the actual ownership history, the theory gets a lot more complicated.
Issue #1: There is no public record showing Gaga or Polansky buying the property.
The $85 million listing was eventually removed from the market, and we could not find a traditional deed transfer at all, let alone a transfer showing Lady Gaga, Michael Polansky or a new LLC purchasing the estate.
That doesn’t completely kill the theory. The property is owned through an LLC, and ownership of an LLC can potentially change hands without producing the kind of obvious celebrity home sale that shows up in public real estate databases.
But there’s still no positive evidence of a Gaga acquisition.
Issue #2: The property continued operating under the same ownership entity after the 2019 listing.
Town of Ross records identify the property owner as 36 Glenwood LLC.
That same entity appears in the planning records connected to the 728-square-foot art studio — the exact feature that has helped internet sleuths identify this estate as the mansion described in the Gaga rumors.
In other words, the art studio doesn’t actually provide evidence that Gaga bought the house. It simply proves that we’re looking at the right house.
And then we get to the biggest problem with the Gaga ownership theory.
Issue #3: John Pritzker is still directly tied to 36 Glenwood.
The current mansion was built for billionaire Hyatt heir John Pritzker. Pritzker acquired the property from investment banker John Tozzi and his wife, Georgene, around 2005-2006. By 2007, Town of Ross records explicitly identified Pritzker as the owner, and he was seeking approval to demolish the existing Tozzi-era residence, guest house, garage and other structures totaling more than 16,000 square feet. The Pritzkers then built the enormous compound that exists today.
The five-acre estate shown in our 2019 video is essentially the house Pritzker built from scratch.
But perhaps the strongest evidence comes from something much more recent. In January 2026, John Pritzker submitted a letter to the Ross Town Council concerning a local firehouse issue. At the bottom of that letter, he gave his home address:
36 Glenwood Avenue.
That’s pretty hard to ignore.
So while TikTok sleuths have increasingly connected Lady Gaga to this $85 million mansion, the strongest documentary evidence we can find still points to one actual resident and owner behind the property: John Pritzker.
Who Is John Pritzker?
John Pritzker is an heir to the Hyatt Hotels fortune and a member of one of America’s wealthiest families. His father, Jay Pritzker, co-founded Hyatt after purchasing the first Hyatt House hotel near Los Angeles International Airport in 1957. Over the following decades, Jay and his brothers built a sprawling family fortune that eventually included Hyatt, manufacturing conglomerate Marmon Holdings and dozens of other businesses.
John joined Hyatt in 1972 and eventually became managing director and divisional vice president of Hyatt Hotels and Resorts. But he also built a substantial fortune outside the family hotel empire. He was a founding board member of Ticketmaster and later launched Geolo Capital, his San Francisco-based private investment firm, which has invested heavily in hotels, resorts, real estate and consumer businesses.
Among his biggest moves was building a hospitality company around Joie de Vivre, Thompson Hotels and Alila Hotels. Those brands eventually became part of Two Roads Hospitality, which Hyatt acquired in 2018 for more than $400 million.
Today, John Pritzker’s net worth is $3.2 billion.
And Pritzker has deep roots in Marin and San Francisco society that extend well beyond this particular house. His family has been a major philanthropic force in the Bay Area, and John has donated tens of millions of dollars to causes including SFMOMA, UCSF and San Francisco parks.
There’s also a strange little Gavin Newsom connection to this story.
In November 2024, Gavin Newsom and his wife, Jennifer Siebel Newsom, paid $9.1 million for a home in Kent Woodlands that had previously been owned by another member of the Hyatt dynasty, billionaire Daniel Pritzker. By total coincidence, Jennifer grew up in Ross on a large family estate that shares a property line with John’s Glenwood estate.
So within a remarkably small patch of Marin County real estate, you have John Pritzker’s $85 million Ross compound, Jennifer Siebel Newsom’s childhood home next door, and a few miles away, the Newsoms’ current home that was previously owned by another Pritzker heir. Unfortunately, still no confirmed Gagas, though.
Who Is John Tozzi?
John Tozzi isn’t a household name, but he spent decades operating at a very high level in the investment world.
After earning an MBA from the University of Michigan in 1967, Tozzi worked in institutional sales and trading at Donaldson, Lufkin & Jenrette and Lehman Brothers. In 1973, he became a founding senior partner and member of the executive committee at Montgomery Securities, the San Francisco investment bank that would eventually become one of the most important financial firms on the West Coast.
Tozzi left Montgomery in the early 1980s and founded Cambridge Investments, where he served as CEO and chief investment officer. Cambridge became particularly active in energy investing, with Tozzi overseeing a collection of investment partnerships focused on oil, gas and other energy-related opportunities.
Over the years, he also became involved in real estate and business ventures in Wyoming, including projects around Jackson Hole, while serving on a long list of nonprofit and cultural boards. He and his wife, Georgene, were also major philanthropists, including significant gifts to Tozzi’s alma mater, the University of Michigan.
And while there doesn’t appear to be a traditional published estimate of John Tozzi’s fortune, an unusually revealing court case gives us a very good idea of just how wealthy the family became.
In 2011, Georgene filed for divorce from John in Wyoming. The proceedings eventually resulted in a trial and division of the couple’s marital assets. Several years later, details of that divorce became public through a separate case that reached the Wyoming Supreme Court. Buried in the court’s 2018 opinion is an extraordinary sentence.
According to the court, when John and Georgene’s marital property was divided:
John received approximately $75 million in assets.
And:
Georgene received approximately $74.5 million in assets.
In other words, the Tozzis were dividing a marital estate worth roughly $150 million at the time of their divorce.
So where does that leave the Lady Gaga rumor?
There is plenty of evidence that Gaga and Michael Polansky spend significant time in Marin County, and the mysterious Ross estate described by local sleuths matches 36 Glenwood almost perfectly. But the strongest ownership evidence still points to John Pritzker, who was publicly using 36 Glenwood as his home address as recently as January 2026.
Maybe Gaga and Polansky are staying somewhere else in Marin. Maybe they’re renting. Maybe the rumor has simply attached itself to the most spectacular mansion in Ross.
For now, though, we can say one thing with confidence: this extraordinary $85 million estate has a fascinating billionaire history — but there’s still no proof that Lady Gaga owns it.
